This superbly presented property really is one not to be missed with deceptively spacious accommodation and far reaching views to the mountains from both the front and rear the cottage is bound to generate plenty of interest not just from young families looking for something special, but also someone looking for a house in which to move straight into with nothing to do but relax and enjoy the views.
Occupying an elevated position, set up off the road, to enjoy the views this charming cottage has the benefit of gas fired central heating and double glazing as well as a parking space at the rear which is a premium in this location. An impression of the accommodation which provides good sized and well presented rooms can be found from our online video but arranging a physical visit is the best way to fully appreciate the property which is currently laid out to provide a 17 foot long lounge, kitchen/breakfast room, large utility space, and bathroom to the ground floor with 2 bedrooms and a further shower room to the first floor.
From the end of the Caernarfon bypass proceed straight ahead at the roundabout, following the signs in the Porthmadog direction. At the next roundabout continue straight ahead, and at the second roundabout with the Indigo Jones centre take the first exit towards Penygroes. As you travel down the main street in the centre of Penygroes continue past the Premier Convenience store and turn left onto County Road at the Penygroes pharmacy. Continue for approximately 3km passing the leisure centre and at the “T” junction at the end of the Talysarn by pass turn turn left then immediately right into Station Road. After approximately 100 meters turn left into Church Road and continue to the top bearing left into Rhiwlas Road where the property will be seen set up on the right hand side in approximately 100 meters.
Ground Floor
Entrance Hall
A recently installed green double glazed composite door opens into the welcoming hallway with double radiator, and staircase leading up to the first floor. A door to the right opens into:-
Lounge
17' 3'' x 11' 3'' (5.25m x 3.43m)
Not only providing a spacious but also bright and recently redecorated room. Whilst the decorative tiled fireplace provides a focal point to one side the main feature of the room is the full width double glazed patio doors to the front which frame the far reaching views to the mountains in the distance. Double radiator
Inner Hallway
Providing a pleasant link to the rear of the property with spacious under stairs storage area and doors to both the Bathroom and Kitchen/Breakfast Room.
Bathroom
With panelled bath, wash hand basin and wc. Window to rear, and single radiator.
Kitchen/Breakfast Room
17' 0'' x 8' 5'' (5.18m x 2.56m)
Providing a distinct kitchen and dining area the kitchen is fitted with a range of matching base and eye level units with worktop space over. Window to rear, and single radiator.
Utility Area
Whilst currently used as space to house white goods rather than in the kitchen, in our opinion this room could also be demolished if a purchaser wished to extend the current rear parking to accommodate more than one vehicle.
First Floor Landing
Bedroom 1
14' 8'' x 8' 0'' (4.47m x 2.44m)
With double glazed picture window framing the superb far reaching views to the mountains at the front, and single radiator.
Shower Room
Although currently used as a dressing room facility for the main bedroom the room still has a shower cubicle, wash hand basin and wc, but would be equally suited as a box room/study if the ground floor bathroom was sufficient for a new occupier
Bedroom 2
9' 11'' x 8' 2'' (3.02m x 2.49m)
With double glazed window to rear, taking in the distant views to Snowdon and single radiator.
Outside
To the front of the property is a Mediterranean style patio seating area enjoying the views to the mountains, with a useful area to the rear providing off road parking for one vehicle and additional storage space.
Tenure
